B. The tenant must not have the effect of using, storing, unloading, releasing or disposing of hazardous materials for abusive or illegal purposes, below, below, the complex or other land or improvements in the vicinity of the premises or complex. Without limiting the generality of the foregoing, the tenant must comply, at his sole expense, with all laws relating to hazardous substances.
