B. The tenant must not have the effect of using, storing, unloading, releasing or disposing of hazardous materials for abusive or illegal purposes, below, below, the complex or other land or improvements in the vicinity of the premises or complex. Without limiting the generality of the foregoing, the tenant must comply, at his sole expense, with all laws relating to hazardous substances. Where the presence of hazardous substances on the site or complex, which have been caused or approved by the lessee, results in contamination of the premises, the complex or a soil in or around the premises or complex, the lessee must take without delay, at his own expense, all necessary measures to bring the premises or complex to a state of condition; which existed before the appearance of this hazardous material. Termination of the Rental Agreement does not terminate or reduce the Tenant`s liability or obligations under this Section or, as required by law, to clean, monitor or remove hazardous materials from the premises or complex. Commercial leases can have a significant impact on the economic well-being of all parties involved. It is important that landlords and tenants fully understand and accept the terms of the proposed rental agreement before signing it in a legally binding document. During the term of this rental agreement, the tenant does not exclusively use the common parking lots, entrances and sidewalks not reserved with the owner, the other tenants of the building, their hosts and the invited persons, subject to the rules and rules of use thereof, as prescribed from time to time by the owner.
